50,000 sq ft let at Fort Dunlop

Award winning regeneration company Urban Splash has announced it has completed deals on 49,550 sq ft of space at its Fort Dunlop building since the turn of the year.

The meaty deals include space let to new tenants as well as assisting the expansion of existing occupiers; marketing consultancy the Inspired Thinking Group has taken an additional unit, extending its space by 2,358 sq ft as well as renewing a deal on its existing lease, taking its space at the building to more than 15,000 sq ft. Their director Darren Lowe said: “Urban Splash has continued to be the ideal, approachable landlord, accommodating our growth and the changes within our organisation. The building’s great and the right place for our business to be.”

Staying with them at the Fort is Premium Choice; the vehicle insurance specialist has renewed a deal on a 12,505 sq ft unit at the building. Meanwhile, new lettings come from a mix of regional businesses; marketing company Waterdale has renewed on their lease on their 6,673 sq ft unit, Dalkin Scotton Architects have taken an additional 2,316 sq ft Derry Building Services has taken a new lease on a 2,884sq ft unit and packaging specialists Akzo Nobel are moving into a 2,164 sq ft unit.

It comes following an exciting few months for one of Birmingham’s largest business hubs with the deals supported by office agents GVA; George Jennings from the company explained: “Q1 at Fort Dunlop has been very busy indeed; we have seen a surge in enquiries and an increase in businesses looking to reside at the building.

“The volume and quality of lettings that we have completed at Fort Dunlop is a testament to the enduring desirability of both the building and its location. It feels like we are well and truly out of the recession and the confidence has returned to the commercial market.”

Just last month, Urban Splash announced it had signed up a new 247 Fitness gym at the building – a facility that’s already attracted more than 2,300 members – as well as the Lettys Little Learners nursery. Urban Splash associate director Emily Handslip explained: “We’ve always had a great mix of businesses here but the addition of facilities like these bolster the offering even further. They’re fantastic amenities for tenants and anyone working nearby; their presence here has certainly helped spark the recent interest in the scheme.”

Fort Dunlop is a much admired business hub offering in excess of 300,000 sq ft of office and retail space and a further 50,000 sq ft of leisure space. It stands overlooking the M6 motorway on the outskirts of Birmingham and has been a prominent feature on the Birmingham commercial market for six years. Emily concluded: “Beyond the obvious attractions – the design of the building and its location on a main arterial route – there are a lot of positives for occupiers here. We’re a flexible landlord and many of our tenants input into the format of their leases; be they short form or longer term. As is proven with the renewal deals this month too, we’re always willing to accommodate businesses as their structures change, finding them new or different spaces within our buildings”
