Looking for your first home in North Shields? Head to Smith’s Dock on Saturday 9th June as joint venture developers Places for People and Urban Splash host a special event for buyers looking to get on the ladder - with properties available including Smokehouses apartments from just £125,000 as well as the George Clarke-designed Fab Houses starting at £225,000.

The developers, who are transforming the North Shields site into a vibrant new community featuring more than 800 homes, workspaces, public realm spaces and amenities, will be joined on the day by local agents Sanderson Young; together, they will guide customers on their purchasing options.

The event will also give advice on buying a home through Help to Buy – a Government-backed initiative perfect for first time buyers thanks to its broad criteria and its availability on the Fab house properties. Guy Ackernley of Urban Splash explained: “We are delighted to be hosting this event and to offer guidance to first time buyers in and around North Shields as they seek to get on the ladder.

“Amongst other things, we’ll be helping people understand more about Help to Buy on the Fab Houses; this fantastic initiative has helped people all over the country get onto the property ladder and we are thrilled that we can offer it on selected homes at Smith’s Dock.”

The Help to Buy scheme takes the form of an equity loan from the Government which lends buyers up to 20% of the cost – meaning each buyer will only need a 5% cash deposit and a 75% mortgage to make up the rest. Buyers won’t be charged loan fees on the 20% loan for the first five years either. It is currently available on Smith’s Dock properties including the final remaining Town House – the last of 24, three-storey properties overlooking the River Tyne – as well as the Fab Houses. These ten, two-storey homes have been designed by TV architect and North East native George Clarke who has created them with first time buyers, young professionals and families in mind.

The Fab Houses are modular in their form, meaning that they’re created offsite in the Urban Splash House factory in the East Midlands before being transported to North Shields and assembled on site. Bright and spacious, the living areas are maximised thanks to pared-back living spaces, making for exposed timber staircases and ceilings – giving each house height. A skylight above each home’s staircase floods the properties with natural light throughout. Guy continued: “There’s nothing quite like these homes on the market at the moment and I’m just so pleased that we’ve been able to pioneer this kind of aesthetic and layout in North Shields. They’re perfect for anyone with a design conscience, looking for something superbly designed and well-located within a brilliant up and coming community.”

In addition to the houses, the 80 Smokehouses apartments come with a first time buyer friendly price tag; they are being constructed on the banks of the Tyne at the front of the Smith’s Dock site and will give customers amazing views of the River. They will complete in 2019 and a first release of homes was launched just last month and more properties will be available to buy soon. Guy continued: “We’ve got so much momentum on this site, with the first homes all but sold, we can turn our attentions to the new opportunities that Smokehouses and Fab Houses bring; two differing housing typologies which will bring a rich mix of people onto this scheme.”
