    Urban Splash completes 156,000 sq ft of regional deals in 2014

    Award winning regeneration company Urban Splash has announced it has completed deals on more than 156,000 sq ft of space in the region since the turn of the year.

    The company’s portfolio, which covers a number of areas in and around the North West’s main commercial hubs including Castlefield and New Islington, Manchester and Liverpool’s the Ropewalks and the Matchworks, has fought off the broader market conditions to complete the lettings which include the biggest deal this year in Liverpool – 65,000 sq ft of space to public services provider Amey at the Matchworks.

    Significant deals in Manchester include 2,769 sq.ft of lettings and sales at buildings in Castlefield,which includes the sale of a unit in our popular Timber Wharf scheme to Williams Architecture Limited.

    One of the other deals in Manchester was the letting to Thornley Groves Estate Agents of a city landmark, "The Pod" which contains 1229 Sq Ft of work space and is one of the city's most recognisable structures situated adjacent to the Mancunian Way in Castlefield. The company's Chairman Michael Groves said: "We are delighted to have been able to secure The Pod, its an iconic structure that has been associated with residential property sales and rentals in the city for 20 years, and as such it makes a perfect home for our fifth Manchester city centre office."

    Urban Splash has achieved over 90% occupancy of space at its Chips building in New Islington following the deal on 1197 sq.ft to Float Level. The company, which offers mental and physical relaxation in its floatation ‘pods,’ is the fourth tenant to move into the building with other occupiers including an art gallery and studio, the Fab Lab digital fabrication laboratory and a nursery.

    Whilst in Liverpool, Urban Splash has also completed a further 11,000 sq ft of lettings to tenants such as tech support provider The BookYard and Liverpool-based Shop Direct at its Matchworks scheme. 2014 has also seen the business complete deals on 12,500 sq ft of space in the Ropewalks area of the city including lettings within Tea Factory and Vanilla Factory to Evolution Calling Limited – a lead generator for the medical sector, Theresa Griffin, Labour MEP and marketing agency FK3. Over in Old Haymarket a letting of almost 10,000 sq ft of space was also completed earlier in the year to dance and theatre school Elliot Clarke.

    Speaking of the deals, Urban Splash commercial manager Paul Jones said: “These are great deals and a testament to the space we have here in the North West. We have been successful in the region for two reasons; one because we are able to accommodate a mix of businesses and two, because our longstanding portfolio here is recognised for its great design.

    “It also helps that we can offer everything from monthly license to full, long-term leases, which means we can accommodate the needs of a range of businesses from start-ups to multi-nationals. We’re really proud of that fact and it’s substantiated by the high retention level of tenants in our portfolio who stay with us as their business grows.”
