Urban Splash and Places for People launch phase 2 of Park Hill

A new phase of Park Hill is coming to market this spring. The award winning joint venture between Urban Splash and Places for People prepare to launch Phase 2 of Park Hill which will offer a further 195 homes and 20,000 sq ft of mixed-use commercial space. These go on sale on Saturday 29 February with the first residents expected to move in summer 2021.

The homes have been designed by Stirling Prize winning architects Mikhail Riches and will include 1, 2 and 3 bed flats and 2 bedroom townhouses retaining the duplex and double aspect layout with balconies. Guy Ackernley, on behalf of the joint venture partners, comments: “Our vision was to create a new mid century quarter for Sheffield and we are well on the way to achieving this.

“Phase 2 is the next chapter in the renaissance of this iconic building - loved, lost and now re born. Working with architects Mikhail Riches we have created a new style of living spaces that are slightly different in their configuration to those in Phase 1 but also reverential to the original design and look. Anticipation and expectation is high given the attention now focused on Park Hill with its worldwide reputation and now a successful musical Standing at the Sky’s Edge to its name, but we are confident we have delivered.”

Phase 1 is successfully complete with 260 homes, all fully occupied with businesses in the 33,000 sq ft of commercial space. Over 700 people now live and work at Park Hill. Businesses include a popular vegan/vegetarian café, South Street Kitchen, and purpose built premises for the local authority nursery; Grace Owen Nursery, that has been relocated from another area of the site where it had been since 1963. The regeneration of Park Hill has won many property and community awards and was shortlisted for the RIBA Stirling Prize in 2013.

The Sales Office in Phase 1 is being refurbished and will open late February. It will have a new Park Hill model of the whole site and plans of the accommodation available in Phase 2. The first release of homes in Phase 2 will go on sale on Saturday 29 February. Interest is expected to be high as there is a long waiting list from prospective buyers.

The architect for Phase 2 is 2019 Stirling prize winner Mikhail Riches, who secured the job in 2016 following a creative six way pitch. Founding Director, Annalie Riches said: “We are delighted to be working on Phase 2 of Park Hill and playing a part in saving this important building. Our phase looks at keeping more of the original fabric and upgrading it. We hope that the work being carried out by all involved in the various phases demonstrates it is possible to reuse buildings of this era.”

The mixed-use commercial space will provide the opportunity for a variety of offices and workspaces, as well as a new café or restaurant and terrace.

In September this year students are set to join the community at Park Hill. Development partner Alumno, award-winning specialists in design and development of modern accommodation for students, are well on the way with Phase 3 of the Park Hill redevelopment. Béton House will provide 4 and 8 bedroom townhouses, 2 and 4 bedroom apartments as well as classic studios for 356 students.

S1 Artspace that is based at Park Hill with artist studios and presents an annual programme of contemporary exhibitions has secured planning permission for Phase 4. Called Park Hill Artspace this will provide a permanent home for the organisation and will feature

one of the largest contemporary art galleries in the North of England as well as artist studios, workspace for creative businesses, learning and community studios, heritage flats, accommodation for visiting artists, a gallery shop and café plus further residential properties provided by Urban Splash.
