Urban Splash confirms 15,000 sq ft of Liverpool lettings

Urban Splash has secured 15,000 sq ft of lettings in Liverpool, with 90% of lettings achieved to tenants in the performing arts sector.

Local performing arts school Elliott-Clarke and Rare Studio Liverpool have both taken space within the Urban Splash portfolio demonstrating growth within this sector in Liverpool. The former, which delivers performing arts training in all aspects of dance, drama and musical theatre will relocate from its Sefton St address to Old Haymarket – a move that will accommodate growth and the company’s ambitions for the future. From there, Elliot-Clarke will continue to provide expert tuition in ballet, tap, modern, contemporary, jazz and street dancing and encouraging its students to pursue ISTD and RAD qualifications or academic awards such as GCSE, BTEC and HND.

Speaking of their decision to move to Old Haymarket, Elliott-Clarke’s Colin Ashton said: “We are delighted to be moving into this building. Its Liverpool location was a key factor for as it is situated between the busy Preston and Victoria Streets and Old Haymarket and close to city transport links at Lime Street Station and Liverpool Bus Station. It will make it easy for our customers to come to the studio and that, coupled with Urban Splash’s appeal as a landlord, finalised our decision.”

Added Nicky Harries: “Since its redevelopment, we have welcomed many businesses to the spacious and flexible units at Old Haymarket. It provides a great commercial solution for many business ventures - with the combination of restaurants, retailers and creative businesses, it really is a thriving hub of activity.”

A further letting in this sector is a deal on 3,738 sq ft of space to Rare Studio Liverpool. They’ll relocate to 56 Wood Street as part of a 10-year-lease which sees them move from nearby Bold Street. The organisation provides high quality vocational training in acting, dance, musical theatre and singing/songwriting; as a registered charity Rare can offer substantial fee reductions and scholarships based on family income. Its founder Michelle Faulkner said: “This move will enable us to expand and offer our high quality training to more talented young people in this city, it also allows us to keep our location central for the young people to be able to reach us safely and easily. We will also benefit from having a large dance studio to hold classes with choreographers from all over the world.”

Other deals include 1040 sq ft at the Vanilla Factory to Ignition M Marketing (trading as FK3) and comes as a result of the company’s relocation from London. 129 sq ft office has also been let at Mersey House at the Matchworks to Bernie Corkhill Associates.

The deals come just a month after Urban Splash announced it had secured 50,000 sq ft of deals in Liverpool since the turn of the year. Speaking of Urban Splash’s recent performance there, commercial lettings negotiator Nicky Harries said: “We are delighted to have added to our tally of Liverpool lettings. The constant flow of enquiries and deals secured in the city is a testament to the high quality space we have on offer and because of our flexibility as a landlord, we have been able to accommodate businesses of all sizes with varying demands. It’s a USP that has undoubtedly contributed to our recent success.”
