Urban Splash unveils 100,000 sq ft of waterfront workspace in Plymouth

Award-winning regeneration company Urban Splash has unveiled 100,000 sq ft of speculative Grade I Listed workspace to Royal William Yard in Plymouth – one of the final commercial spaces to be created at the waterfront scheme.

Brand new images released today show for the first time what the workspaces will look like. Ranging from just 300 sq ft up to 100,000 sq ft, they offer a range of commercial options for national operators looking for a regional base as well as regional start-ups in Plymouth and the South West.

A 9,000 sq ft pre-let with Everyman has already been confirmed, with the national cinema operator this week securing planning for the space.

Emily Handslip, commercial director at Urban Splash who has overseen the commercial evolution of the Yard in the past 15 years, explained: “Royal William Yard has been transformed from a derelict, disused former Naval site into what is now a thriving, award-winning commercial hub.

“It is an entirely unique commercial setting, with workspaces sensitively carved out of a Grade I listed structure rarely rivalled in the UK commercial market. It is also the last opportunity for office occupiers looking for a chance to locate their business here; we’ll be offering well-designed space by RIBA award winning architects, featuring workspaces packed with original architectural features.”

The new spaces will be available for occupancy from 2020; typical to the Urban Splash portfolio they will offer flexible options, with short-form leases available. Emily added: “Each business has its own requirements and that is why our model has proven to be so popular here at the Yard – and across the country.

“We work with our wide range of commercial tenants to ensure that they can access the space they want on the terms that suit them, all located centrally in this great, thriving location."

The Yard’s leisure offering has also grown in the past decade with a range of restaurants, bars, shops and galleries attracting thousands of visitors each week. Emily says this further heightens the proposition for future office occupiers; “We truly can rival any other commercial setting with the Yard - it’s even a great proposition for businesses perhaps looking for city centre workspace.

“The leisure offering, provision of great restaurants and our ongoing activity such as food and craft markets, wellbeing and fitness events mean that our existing office occupiers can offer their colleagues all of the perks akin to urban settings.
